How To Buy A Kentucky Home With No Money Down

These loans are through a federal government-backed loan program. Eligible homebuyers in Kentucky  can use the following loan programs without having to put money down.

Kentucky USDA Home Loan

A U.S. Department of Agriculture (USDA) home loan is also known as a Rural Housing Loan. While it typically applies to those who live in rural areas, the program is also available to low-to-moderate-income households in some less-populated suburban areas within or near major cities. With this loan, there is no down payment required and no set maximum home purchase price. Additionally, homeowners may have the option to include home repair costs in the loan.

To apply for a USDA home loan, applicants must meet the following requirements:

  • The gross total of a household's income cannot exceed 115 percent of the county's average income.
  • A homebuyer's debt-to-income ratio cannot exceed 45 percent.
  • The location of a homebuyer's potential home must be in an area deemed eligible according to the USDA's eligibility map.
  • The home must be a primary residence.

Kentucky VA Home Loan

A Kentucky VA home loan is backed by the U.S. Department of Veteran Affairs and is set aside for active-duty military members, veterans and their family members. This loan allows homebuyers to pay a one-time-only funding fee of 2.3 percent of the loan value instead of purchasing mortgage insurance. For every use of a VA loan thereafter, the required funding fee without a down payment is 3.6 percent.
To qualify for a VA home loan, homebuyers must meet at least one of the following requirements:

  • Served 90 days of consecutive service during wartime.
  • Served 181 days of consecutive service during peacetime.
  • Is the widow of a qualifying service member.
  • Served in the National Guard or Reserves for more than six years.



What is a Kentucky USDA Loan?

The U.S. Department of Agriculture offers a 100% financing mortgage. The program is also technically called a Section 502 mortgage, however, it’s more commonly known as ’Rural Housing Loan’ or a ’USDA loan.’

Despite the term “rural loan“ the USDA loan program is also available to low-to-moderate income homebuyers in less-populated suburbs of some major U.S. cities suburban areas.

Some key benefits of the USDA loan include:

  • No down payment requirement
  • No maximum home purchase price 
  • Eligible home repairs and improvements may be included in your loan amount
  • Upfront guarantee fee can be added to the loan balance at closing; mortgage insurance is collected monthly

 

USDA Home Loan Requirements

To be eligible for many USDA loans, household income must meet certain guidelines. Also, the home to be purchased must be in an eligible rural area as defined by USDA. According to the USDA website applicants interested in obtaining a direct loan must have an adjusted income that is at or below the applicable low-income limit for the area where they wish to buy a house as well as demonstrate a willingness and ability to repay debt. (Note: household income includes the income of all adult household members.)

USDA mortgage rates are often lower than rates for comparable, low- or no-down-payment mortgages. For qualified applicants, financing a home via the USDA can be the lowest-cost path to homeownership.

 


 What is a VA Loan?

A VA loan is a loan guaranteed by the United States Department of Veteran Affairs. Designed for active-duty military, Veterans, and their families, this loan requires zero money down. While standard mortgage insurance is not required, the Funding Fee is specific to VA loans and is paid upfront. For purchase loans, the one-time fee usually ranges from 1.4% to 2.6% of the loan amount, depending on the loan down payment.  

The VA is technically not a mortgage lender as private lenders originate the loan, and the VA guarantees a portion of it. No down payment is required if the sales price isn’t higher than the properties appraised value.

Although VA loans are credit flexible, applicants must have a stable income, and a steady job, however, a Veteran may be retired to qualify. All applicants must also meet some basic military service requirements.

 

VA Loan Requirements

Here are a few of the requirements listed by the U.S. Department of Veterans Affairs.  

  • Served 90 consecutive days of active service during wartime (or less if you were discharged for a service-connected disability.
  • Served 181 days of active service during peacetime
  • Served more than six years with the National Guard or Reserves (or 90 days under Title 32 with at least 30 of those days being consecutive)

There are also VA loan programs for surviving spouses of a service member who died in the line of duty or from a service-related disability.

For the lender to make a VA-backed loan you must provide proof that you meet the eligibility requirements. A Certificate of Eligibility, or (COE,) serves as that proof. Your COE will have the entitlement amount on it so the lender knows exactly how much the VA will give them if you were to default. Conventional Mortgage Loan in Kentucky.

620 credit score or higher needed for this loan program. 4 years removed from bankruptcy minimum sometime longer. Private mortgage insurance required for over 80% loan to value on a refinance or down payments less than 20%. Tighter debt to income requirements with max backend-ratio usually not over 45% with less than 20% down payment. Easier on properties to qualify if they have deferred maintenance or need some fixing up to pass Government standards like FHA, VA, USDA loans. Down payment requirements are as little as 3% down payment. Better rates and lower mortgage insurance with a larger down payment and pmi is not for life of loan. 

This is for stronger borrowers with good credit (above 680 or 720) and at least 3-5% down payment with no foreclosures or bankruptcies in he last 4-7 years. Can go higher on the loan amount too versus FHA. Max loan in Kentucky for 2020 for conventional loans is $510,000.





FHA Loans in Kentucky

500 minimum credit score with 10% down payment, and credit scores above 580 can do 3.5% down payment. Don't have to be a first time home buyer and no foreclosures in the last 3 years or Chapter 7 bankruptcies in the last 2 years. Possible to get a FHA loan with a Chapter 13 active as long as it has been open for 12 months with a good pay history and permission from the trustee. 

This type of loan is insured by the Federal Housing Commission. Low to moderate-income borrowers can be approved to get this loan. First-time homeowners prefer this too because you can get an interest rate of as low as 3.5 percent for this loan.


VA Loans in Kentucky

This is something you could qualify for as a service member, veteran, or surviving spouse. A VA loan or mortgage is generous when it comes to providing competitive rates. Sometimes, a down payment and mortgage insurance isn’t even necessary for you to get approved for this. Just make sure that you have a good credit standing of at least 640.

USDA Loans in Kentucky

This is a zero-down payment mortgage that is usually approved for rural and suburban homebuyers. This type of loan is handled and issued by the US Department of Agriculture through the USDA Rural Development Guaranteed Housing Loan Program.  A credit score of at least 640 will also be needed for this.

1- Do NOT buy a car or take a large loan with a new payment before you plan to buy a house if you can avoid it. 


At least get pre-approved to buy a house BEFORE you buy the car so that you are fully educated on what your max car payment should be to still be in position to buy a house and get approved. Yes, even if you don't think you are buying a house for another year it is still important to educate yourself that far in advance if you feel that you will be taking on new debt (car loan, credit card, etc) I continue to see younger home buyer prospects with $500 car payments and then want to buy a house for the first time but can't get approved because of debt to income ratio.

2- Know your credit and manage it.


 Don't wait until 2 months before you want to buy to get pre-approved if you have NEVER been pre-approved before. Too many times do I get the call that my lease ends in 2 months and I'd like to buy but have no clue about my credit, my budget and what i can afford, etc. Be prepared and be proactive. Call your loan adviser well in advance so you can understand where you stand, what programs you qualify for, OR what you need to do to get yourself in position to qualify.

3- Credit card management - 


This is a rehash from 2016 but I could/should post this every week because this is something that can really help/hurt people and you don't even know it. This applies to ANYONE reading this long winded message!!

*** Keep your credit card balances at 30% OR below of the total credit limit ***

- So for example, if you have a credit card that has a $1,000 limit, your goal is to NEVER let the balance exceed $350.00 if possible. This shows the credit bureaus that you are utilizing your credit, managing your credit, and not maxing out your debt because you can't manage your finances. This is a HUGE boost to credit scores.
- For you folks that are younger or don't have much credit history - If you are that person that pays your FULL balance each month, I'd encourage you to pay about 90-95% of the balance and let a tiny balance to roll over. That way you are carrying over credit and still managing it. Interest on $25 is nothing and the long standing effect of building your credit far outweighs paying a couple of bucks towards interest.
- Say you owe $750 on a $1,000 limit card....and you don't have the funds to pay it down to $350, then try calling your credit provider and asking them if they will increase your limit. Increasing the limit will give you more capacity on the card and get you closer to that 35% ratio and it will help you. So in this case, say you called the credit company and asked them to approve your limit up to $2,000. If they agree, your ratios are close to the 35% and you will start to reap immediate benefits from that.
********* Now with that being said, if you can't manage your budget, you are a compulsive buyer, and you don't trust yourself, do NOT do this. This is only for people that know they can resist, not use the card, and help increase their credit score. **********
